Fulwood Affordable Housing Development – Preston

Bowman Riley is refining and developing an affordable housing scheme on a vacant brownfield site in Fulwood, Preston. The scheme will provide much-needed affordable homes close to local amenities in the heart of Fulwood.

The cleared site on Watling Street Road in Fulwood, formerly a pub, is located at a key junction of two main roads into the city. The project comprises 91 one- and two-bedroom apartments in two blocks: a five-storey block facing the main road and a four-storey block for older residents, featuring ground-floor communal facilities.

We were brought on to review and improve the scheme from RIBA stage 4 to completion, ensuring efficiency, functionality, and integration with the surrounding context.

In addition to architectural services, we act as lead designer and principal designer, ensuring compliance with CDM regulations and the Building Safety Act.

We have been exploring ways to add value to the project, from reconfiguring the rear block and basement plant area to utilise the steep site topography, to incorporating on-site parking and electric vehicle charging points for a more sustainable approach.

We are also embracing modern construction methods, including using timber frames for the lower block and light gauge steel frames to speed up the build and deliver faster.
